As a Realtor, I’ve worked with many sellers over the years, and I’ve noticed a few common regrets that pop up after closing day.
The good news? They’re almost always avoidable with the right guidance and game plan.
Here are some of the top seller regrets I see…




One of the biggest regrets sellers share is overpricing their home in the beginning. The longer a home sits, the more buyers start to wonder what’s wrong with it. And often, sellers end up dropping the price anyway.

Another regret I often hear: “I wish I had fixed that before listing.” Things like peeling paint, dripping faucets, dated lighting, or minor cosmetic issues may seem small, but buyers notice—and they add up. Those little things can make your home feel neglected, even if it’s not.

Some sellers believe buyers should be able to “see past” clutter or outdated furniture—but most can’t. Or worse, they’ll make lowball offers because they assume the home isn’t well cared for.

This one surprises people. Sometimes sellers feel a wave of unexpected sadness or second-guessing once the sign goes up or the offers roll in. Your home holds memories, and letting go can be harder than anticipated.

It’s not always about the highest price. I’ve seen sellers regret choosing an offer that looked good on paper, only to face financing issues, delays, or buyer’s remorse.
